The gestation period on this project has been longer than usual! A beautiful site on the edge of Pupuke Lake in Takapuna, the site has height covenants and special character area overlays in the Unitary Plan that made it very complex project to design. The existing dwelling was run down and in poor condition and we are rebuilding the house from ground up.

To optimise the sun and views, the north east living areas are now much larger and open out to a deck over looking the lake. The site circulation was also problematic. Carparking used to be under the house, but that blocked the connection with the lake. We have replanned the site and set the garage on the south east corner which has allowed us to create much stronger connections with the lake.

I am very excited about the project and glad to be working with Thorburn construction to get it built. Cambell and Warren Throburn (Father and son team) have built 6 projects for me since 2012. We have developed a good working relationship and its great to be working with them on this project. Greg Gunderson who built the renovations to my place a couple of years ago is now working for Thorburns and is building this project. My collaborations with builders are a very important part of my practice – and something I will write about in a blog post sometime.

Work on the project is slatted to finish before the end of the year and I will post updates as we go…
